💲 Pricing & Onboarding
We keep our process clear and straightforward:
- 12% of Monthly Rent (Upfront) – Required before we take on management of your property. This secures your onboarding and ensures we can immediately begin tenant communication, vendor coordination, and property oversight.
- Ongoing Management – After the first month, you continue at the agreed rate:
- 12% of Monthly Rent – Standard management rate for single-family and small multi-family properties.
- 10% of Monthly Rent – Discounted rate for owners with multiple units, larger portfolios, or apartment complexes.
- Flat $99 Monthly Minimum – If rent collected is under $1,000.
💡 One-time Tenant Placement Fee: 50% of first month’s rent (covers marketing, showings, and screening).

- Escrow Fund Required – An agreed escrow balance is maintained on file so we can handle maintenance immediately.
- This prevents delays, keeps tenants happy, and eliminates late-night approval calls to owners.
